Things to look out for in japanese apartments

I'm gonna work in Japan a bit north of Tokyo next year, and I've done a little bit of research on what to look out for in both forums like reddit and general websites for apartments. The slight incovenience of several upfront payments, thin walls, all the like. My employer wants me to list 3 things that I want in an apartment so that they can find an appropriate, and thus far, the list looks like this, in order :

  • Prefer accommodations on the second floor or higher, with internet access and air conditioning.
  • Must be conveniently located near the office and grocery stores, with good commuting options.
  • Prefer a newer building with clean, mold-free rooms, ideally constructed with reinforced concrete (RC).

Is this a good list, should I revise or add anything?
