Asking for any insights for apartment hunting in Japan after getting accepted to JET program

I need help from current & previous JETs!

I'm a real estate agent working in Japan and next month I will have an opportunity to have a discussion with CLAIR (the organization that oversees the JET Program) about accommodation for incoming JETs next year since I heard so many awful experiences from current JETs about apartment hunting before/after arriving in Japan. There is a possibility that I'll be in charge of handling all the process for their accommodation so I wanna be aware of all the existing issues about apartment hunting y'all encountered.

Please please please share your experience (especially if it was not pleasant lol) when you first went through the process from getting info about contacting agents via email in your country to actually moving into your apartment after arriving in your assigned prefecture. And please let me know what they need to improve!
