We moved out of our apartment in November and while there was some damage that we expected to pay for it feels like they are way over charging. Most of it is just barely within reason to not fight against, but the main hanging point is the wallpaper.
We lived there for 4.5 years, and they are trying to charge full price for replacing the wall paper in several rooms. We mentioned that at worst there should be a shared burden due to depreciation from how long we lived there, but they are saying that the shared burden doesn’t apply if the wallpaper was physically damaged. The physical damage was in a couple small places, but they’re using that as justification for replacing the wallpaper in the whole room. One part was literally the size of a dime but they’re using replaced the entire wall.
In an attempt to avoid the headache I offered to pay them 25% of the wallpaper replacement, using a 6 year expected life from the date we moved in, but they are refusing to accept it.
In total the disputed amount is about ¥45,000 (out of a total charge of around ¥180,000). I could afford to pay it but quite frankly I’m already pissed about the overcharging on everything else that we can’t really dispute (¥50,000 cleaning fee, ¥10,000 to change the locks despite getting the keys back, like ¥30,000 to rotate the tatami) and it’s a matter of principle at this point.
Has anyone gone through the process before that can explain what to expect?
