Company Introduced Unfurnished Apartments vs Furnished Apartments

Moving to Tokyo in 2 days. For the first month I be living in a company sponsored, fully-furnished apartment. Within that first month I have to look for my own place.

My company hired Taisei Housy to help me look for one and they've given me quite a few options. However all these places seem to be unfurnished apartments, I'd have to buy everything from a bed to a fridge on my own. These places range from 100k jpy to 140k jpy, management fee included.

I've also been browsing the wiki on this subreddit, particularly the housing area. I found places on Fontana that seem much better than the ones Taisei showed me. They already have everything, bed, fridge, even wifi and gas. All while costing about the same or cheaper than the unfurnished ones. The place I'm looking at now is a 23m2 1K apartment at 110k jpy/month.

The unfurnished places are more expensive, have non-refundable deposits, and require a 2-year minimum contract. Are the furnished ones too good to be true? In bad neighborhoods? Or have some secret that's making them cheaper.

Anyone care to share some insights? Experience with Fontana?
