Is it possible for the elderly to rent an apt in Japan?

My elderly in-laws (Japanese citizens) have started planning a move back to Japan. Really too old to be rationally considering an international move, but circumstances dictate. We're also planning to move back to live near them. I lived in Japan when I was younger, so I know what that entails, although some things have certainly changed since then.

They heard recently that nobody will rent an apt to anyone over 80, because if anyone dies in an apt, they'll never be able to rent it again. To what extent is this true? (Also, unrelated, but how would a potential renter find out that someone died there in the past? Are landlords required to notify potential tenants?)
