To move or not to move?

Hello hello. I'm looking for advice on whether or not to move to this new place I've scouted. I'm an international student who will be moving campuses in the fall semester, so I've decided to move closer to that campus. Unfortunately, not many rooms are vacant, and not many of them rent to foreigners. I've picked out what I think is the best one from the rabble, although I'm still not entirely satisfied. I could still stay at my current place ( 2 hours round trip to new campus) since nobody has snapped it up yet, but my commute is on the Denentoshi which is horrible during rush hour. Here are the pros and cons of the property (88k/month, 21m2, 1K):
Pros:
-Newly built.
– Supermarket, Hanamasa, bus stop, and coin laundry are all very close by. Nearest station is an 8-minute walk away. Nearest cheap gym is a 20 minute train ride away.
– Heated toilet and IH heater, which I prefer over gas. IH over gas is actually a pretty big deal for me.
– No reikin/shikikin.
Cons
– Right next to a restaurant. There's also a fishmonger around the corner. I've scoped the place, and it doesn't seem like the smells really transfer, and for what it's worth my room is on the 2nd floor.
– No balcony. This is the biggest demerit currently, and the one making me reconsider my decision to move.
-Since it will only be finished in September, I have to sign the contract without a room tour.
– 43~47 minute-ish commute to the new campus. Again, this isn't ideal, but properties near the campus are extremely expensive and/or not renting to foreigners.
– I would have to buy furniture, since my current place is furnished, although this isn't a specific con of this property.
I'm also paying 87k/month for my place, a furnished 16m2 (1R). So I need advice on whether to move or not to move? Or perhaps go hunting for another property?
