Am I overpaying for my rent?

It’s been 2 years since I last apartment hunted, and I was quite shocked at how much rent has increased since.

My requirements are Yokohama area, within 10 min to big station (or 5 min to smaller one), concrete mansion, 1K up, high floor, pet-allowed, up to JPY 86,000. (I’m paying 72,000 without the pet condition.)

And I’m now ending up with a 97,000 option (including internet but I’m skeptical about the speed), because I couldn’t find anything else 😂 Most of them are either less than 6 jo, too tiny closet or too far.

I did my research on suumo beforehand and saw a few good options, but when I reached out, there’s already someone applying, even though the previous person hasn’t moved out yet.

When I went to the agents, they showed me a very limited options that fit my requirements and are available to visit right now, since I insist to see the room before making my decision.
I try to search for more on my own, but I notice the apartments that are supposed to be not available anymore are still listed on the site for forever, so I don’t know how much I can trust suumo either.

I’d appreciate if anyone has experience moving recently.
Is september-october a bad timing to move or it’s just how the market is now?
Are the agents pushing me towards the one they want to sell, or it’s really difficult to find one within my intial price range?
