Landlord representative wants to talk to me

Hi!
So last year in June I moved to this mansion and since March this year I have been having trouble after trouble: there was a leak in my kitchen (solved), a rat that ended up not being a rat living on top of my place(not solved) , my stove only works 50% of the time (not solved) and now the LED light that cant be exchanged burned out in my living room (not solved). I lost count of how many emails i had to send to the building company in the past few months.
Normally they would reply asking questions or to set a date to go check the problem, however, this morning when i sent another email, this time they replied with: a representative of the landlord will call you, please talk to them.
And I'm a little unsure of what to do… Back in my home country this kind of thing should be kept on email so you have proof of what was said/done, but here in Japan I have no idea what is the norm and how should I handle this. I tried looking up in japanese and just found a bunch of マナー guides on how to speak with the landlord…
I can speak Japanese so talking on the phone is not a problem, but should I ask to stay on email contact only? Should i expect to be harassed or something?
