How to build a case against this rent increase?

Hi all,

I just received the dreaded notice from my landlord: a rent increase of ¥16,000 (about 11%), raising the monthly rent from ¥145,000 to ¥161,000. They listed the following reasons:

Now, the lease agreement with the client is coming to an end.
In regards to renewal, the owner requested a rent revision due to the increase in building maintenance costs caused by the recent rise in land prices and inflation.
Specifically, the following factors are included:
① Rising prices of goods and land, resulting in rising electricity bills, raw material costs, and property taxes
②Increased labor costs and management costs due to minimum wage hikes and labor shortages
3) A reduction in the gap in rents between units due to an increase in contracted and advertised rents within the condominium

Now, I do not mind an increase, but I want to negotiate a smaller increase, maybe +¥10,000?
I tried to look into the market price, and Suumo says the average rent in my ward for an apartment like mine is around ¥153,000. I found around three apartments in my area that are new construction, the same size as my apartment, and have a lower rent (around ¥155,000). However, when I entered my apartment description in Porty, it gave me the same price they had proposed (-¥1,000). So that works against me.
Other than showing them Suumo, I also want to reply to their reasons.

point #1:
– This seems like another way of saying cost of living? electricity bills hits us all, prices of goods too hits us all, not just building-specific materials. but I'm not sure how to back this up, they have to bear the increases in property taxes + costs of living, while I only have the cost of living :") .

point #2:
– not sure T_T, but I am paying management fees too, which did not increase.

point #3:
– I did check the building listings on Suumo, I could not find apartments similar to mine, however I did find one that has the same layout, but 10sqm smaller and in a different direction ( northwest, while mine is southwest) and on a lower floor. When I calculated the price per sqm and then roughly added the price of the lacking 10sqm, it did give me a higher price than what they even proposed.

Any ideas I can use to reply to this? I feel like I will eventually rely on their kindness, and be like please, I'm a good tenant, I have three cats I support back home. 🥲

Thank you ~
