So just as the title says,
I lived in Kyoto for little over 2 years, and recently moved to a new city. I had a Japanese friend of mine preform the move out inspection with my landlord in my place since I had to start my new job on short notice. (Now my friend signed the inspection form you get when you finish inspecting what was broken and stuff.)
Long story short, the apartment after 2 years had some normal wears and tears in the walls, and a hole in one wall (I literally dropped my vaccum and it left that hole)
Anyways. Those minor repairs came out pretty cheap, and what I expected them to be.
According o them I had around 86,500 yen
(Around that much of security or repair fees that I paid for when I first moved in to use for repair fees moving out.) they told me that 30,000 yen would be used for cleaning fees. And the remainder would go towards repairs.
Fsst forward they sent me an 内訳書 of everything, now before I go into the next bit.
I stupidly hung a mirror on the partition door of my apartment. And I used a type fo adhesive that would absolutely NOT come off, I don't even remember the type. I used it on 2 doors, and one door was left untouched for my 2 years that I lived their.
I was going to remove the adhesive and use tools specifically designed for it. But my friend said just leave it, it shouldn't be too expensive (Please don't flame me for listening to my friend, I'm already kicking my own ass about it.)
But the thing their billing me for is absolutely ludicrously expensive. They want to bill me for both doors, including the one that wasn't even touched because of some apparent "Staining" I honestly could not tell you what the hell the stain is or where it came from. One door stood literally untouched for two years in a corner, and somehow got the same clear "Tear"-like stain coming down from it.
All in all, the repairs came out to 250,000 yen. With the 50,000 yen previously promised used to repair it.
But now I have to pay a whopping 200,000 yen for the repairs. I feel like I'm getting hosed here, I'm honestly not sure. I haven't agreed to pay anything yet because I was wondering are these things negotiable? This is a 管理外車 that manages this rental apartment if I'm correct.
I don't have the original contract since I threw alot of stuff out when I was moving, and stupidly accidentally threw that out as well.
What are some options here? Instead of removing the adhesive they said the entire door needed to replaced instead. I'm happy to take responsibility for it here, but I just have a feeling they might've used me to have a way to upgrade or replace their units stuff.
Idk I'm somewhat paranoid about these things, I've lost lots of trust in just about everything after living here for so long.
But yeah simply put my questions are:
Are things like this negotiable?
Am I getting hosed?
Can I ask for the original contract so I can double check? Would they be obligated to provide it?
Any info helps, and because I know there's alot of foreigners here who like to flame people, just know I'm not running away, I just like to understand my situation fully, I'm more than happy to pay the full amount if necessary, but I need to understand what my standing is.
