What to look out for when buying a house in Tokyo?

Hi all,

We're looking to buy a house in Tokyo. It's a new prefab from a developer. There are some limited customization options, but otherwise we'd be buying it as is. What should we look out for? Also, do people usually engage a lawyer for these types of transactions?

The one issue we've already noticed is that there is a blue net for rubbish collection in front of the property. How much of an issue is that in Tokyo (smell, crows, cockroaches)? How hard would it be to move if necessary? How would this impact resale value in the future?
