I hadn't considered PR until I looked into buying a detached home (currently on spousal; partner is Japanese). Can you refinance if buying now and applying for PR later? I hear it can take 18 months and rent is quite high. Been with my company for 5 years and can do business Japanese.
Some things mentioned by housing consultants I spoke with as well if anyone knows how accurate it is:
Spousal – interest rate 1.2~1.8%, down payment 10~20%, risk is higher monthly payments, start 13 year tax deduction now
PR – interest rate 0.3%~0.6%, down payment 0~10%, risk is prices/interest rates may rise, delay tax savings by 2 years
