I will be doing an exchange semester at a university in Tokyo in Fall 2025 and am currently looking into dormitory options.
At first, the prices seemed much lower, around 50,000–80,000 yen per month, but once you factor in all the monthly expenses and one-time admission costs, they often end up being much higher.
The dorms I’ve found so far range from 80,000 to 130,000 yen per month, including all fees, meals, and utilities. These are dorms with own bathroom and mini-kitchen.
Is this considered a normal price or on the higher side? I’d really appreciate hearing about your experiences.

From my experience looking for off campus accommodation in tokyo recently, I would say that’s about right.
I’ve gone with a more “luxury” room in a sharehouse and it’s about 9.6万円/month with all bills included.
Yes, that’s about right in accessible areas in Tokyo. The cost for a small dorm room in Itabashi area for my daughter is 120000yen/month. This includes all fees, utilities and meals. If the meals cost were to be deducted, it would be about 30000yen off.
Also should be different parts in different schools and parts of Tokyo. What school or area?
If you are at Hitotsubashi out in the burbs or Keio in Kawasaki off campus would be cheap.
