Hi,
we just received our rental contract for an apartment. In the special clauses it says that there is a mortgage in place and it case that the property has to go to auction, the deposit will not be returned and we potentially need to vacate within 6 months or would have to agree to a new contract (including potential new deposit).
Given this, along with the fact that we would have to buy/install aircon for this place, and the 礼金(2x), and 敷金(2x) it, as of now, sounds like a red flag to us.
We already contacted the agent and inquired about this issue but would be looking forward to some other comments and how common such clauses are in Japan.
