Is Sakura House really that bad? Need help deciding between rooms

Currently in Japan for a 2-week work stint at Juntendo Hospital (starting end of september). Commute is ~22 min no-transfer from both places, so I’m choosing based on living experience, not location.

Options:

Sakura House Asakusa/Kuramae — ¥90,000 ; share house; coin laundry.

Shared house near Tokyo Dome / Hakusan — ~¥100,000; also shared; looks cleaner in photos.

What are your thoughts on both? How would you decide? Lately I've been hearing bad stuff about Sakura house… Especially regarding cleanliness.

Bonus: for short evenings after work, which area vibe feels better day-to-day, Kuramae/Asakusa or Hakusan/Bunkyō?

Also should I maybe look into Oakhouse as it's generally cleaner/better managed than Sakura House these days?

Would love recent anecdotes from people living in these setups or similar right now. Thanks!
