Last night during my shower my water suddenly turned cold and no matter what the temperature didn’t rise up, despite being up to 40 celcius it stayed cold, and this has never happened before!
So I waited until this morning hoping maybe the hot water would magically return but it’s still cold 🥲 Called the Gas man for an inspection and he said gas flow is doing just fine so it’s most likely the 給湯器 (water heater/boiler?) is broken, and said to call up my 不動産. I already called them up and they’ll be coming tomorrow.
My question is, has anybody every faced something similar? Where your 給湯器suddenly gets broken and has to be replaced/repaired. If so, is the replacement costly? I’m a bit worried about how much the replacement is going to cost if it truly requires replacing 😥

If you are renting, it’s part of the rent.
If you’re renting, the landlord will pay for it. Ours went on the fritz where it would only send hot water to the kitchen when we rented and the management company gave us a new one free.
A broken water heater is a landlord problem – and something you gotta pressure them to fix FAST. Especially now as the temperature starts to drop, make sure they understand you are distressed by not having hot water.
Water heaters tend to go out at around 10 years or so, and usually by that time, the manufacturer won’t have parts anymore, meaning the entire unit has to be replaced. I had a similar issue when I lived in an apartment a few years ago, they had people out to replace the unit and on replacement day, I think they were in and out in like two hours.
Your contract should specify that if its above a certain amount then it’s something your landlord will pay for. In this case I think it falls under their responsibility so talk to your landlord and send them the estimate cost to repair to ensure they’re aligned with the approach before proceeding with the repair. Make sure you get everyone’s ok before you go ahead or they can pin it on you since it was done without the landlord’s consent.
I had similar issue once.
For my specific model, there is a sensor that detects if the flame is there by having 2 pieces of metal contacting the flame. It then detects the flame by seeing if some electricity flow between those two pieces of metal, since flame conducts electricity (yes it does).
The issue in my case is caused by carbon buildup on the piece of metal blocking the electrical flow, causing it to not detect the flame, thus it shut off the gas to prevent gas leaking(it thinks the gas is flowing but there is no flame.
Just happened to me (renting). The owner came to check, confirmed that I already had it inspected, and then scheduled the replacement (took him a week).
I paid nothing.
i’ve had one die completely and it had to be replaced. the one i have now did that once and started working again after i found the reset button.
Yep, mine died, property management sent someone out who checked it, confirmed it was really dead (I’d already pulled it apart to check for leaves in the intake, just in case), and ordered a replacement at no cost to me. It took about a week because it was about this time of year and they tend to break about now. I used the local sento in the meantime.
Our landlord replaced ours no issues. Rarely there will be issues with difficulties with problematic landlords but this is pretty normal
