Tokyo apart help needed

Singapore born, aus raised, conversational-intermediate japanese.

Details:
On working holiday rn and looking for first place. Agent showed me one next to basicially next to ootsuka for 90000pm and abt 550000 in total move in costs(lock,key,deposit,clean,1.7 ish months rent,agency,etc). Not including utilities and internet.
1R at 27m2, kithcen is divided from main room but not seperated comepltely. Old building early 80s but seems refurbished, concrete. Noise from station is fine. Unfurnished. Aircon.

I dont have a japanese job, but my remote earns abt 240000 after tax pm at 3 days a week as a safe estimate unless i increase my days. Got savings so money isnt a huge issue, if i value my time at work rate i would say i save abt 9000 a week if i go to the hotspots 3 times a week instead of choosing a place letsay further out.

!!!! My main concern is whether or not this is going rate, as i see 1 or 2 better listings on sites like gaijinpot and a few on suumo but most are at the same rate.

Im considering is whether it makes more sense to pick smth further out and get bigger for a bit less or just make do. Plan to often have a friend or 2 staying so idk how cramped space will be. Heard alot abt stuff like it being hard to find places as foreigner+working holiday, cant tell whats sort of sales talk and didnt wanna trudt the agency straight up when they said it was rare. Thoughts appreciated as they did say they would like a decision within the next day or 2 and began the preliminary application.

Edit 1: 3 appointments wiht other realtors resulted in 2 cant rent to wh, and 1 not enough japanese. So im leaning towards they are right and i should take it
