Sanity check on house loan interest rate increase image found on SNS

I was browsing Twitter and saw this post sharing a picture of a what a TV report regarding house loan estimated interest rate increases in 2026:

The source is みずほリサーチ&テクノロジーズ, but as this post points out, the report form Feb shows a different number:

I didn’t search every report on Mizuho site, but what I did look I couldn’t find any similar article as the Feb one with the numbers in the first image.

Did anyone see this/something similar on TV? Is the report somewhere else?

Regarding the rates on the first image, I don’t understand the graphic in the first picture for floating. Is this intended to be the subprime rate or the rate after discounts offered by the banks? Because obviously the “real rate” for floating in 2023 was not .4 (it was 2.475 before discount) so is the 2.9 supposed to be the combined subprime and discount? Or new suprime before discount?
