I have bought a place where I could go snowboard in Otaru, but I had to move to and never used it. Now I want to list it for sell, but I am debating between using old Japanese agents, or just use the new Akiya startups that targets international people who are interested in buying those places.
Also, it is not an expensive place, probably aiming towards 12k usd (so lower end)
Condition wise: It is an old house, but has parking, nicer toilet, and winter stove.
3 min from the Tenguyama ski resort.
Obvious lots of things need to be maintained, but I am not using it.

Akiya is a buyer’s market. No need to use exclusive agent. Go both.

I just saw one on At Home and was so close to thinking of buying it. I hate the HOA kind of yearly fees.
Are you sure you dont want to keep it and rent it out to friends and family?
Does it come with land ownership? If you have pics, list it pls.
If you want it sold quickly for the highest price, list it exclusively with an agent that works nearby and has other active listings they are willing to show you, now.
Making an exclusive listing has legal consequences. The agent must put it in the system for all other agents to see. That means anyone using any agent anywhere in Japan can request a viewing and make a bid.
You should avoid any agent—including the Akiya startup guys who are technically not brokers and don’t have to abide by this law and other laws designed to protect you from fraud—who try to sell your property “off market.”These agents will hoard the property, keeping it a secret until they can find a buyer themselves and thereby get paid twice, by you and by the buyer. This is considered unethical behavior, but some desperate and small real estate agencies must work this way because they have few properties and must squeeze each property for the maximum amount.
