How to Rent an Apartment as a Minor in Japan

Hi, I'm 17 and plan to take a gap year in Tokyo this June. I'm just wondering how it would even work. I've seen that you have to be 20 to rent an apartment in Japan, so would I have to have a parent cosign my lease? Would they have to be there in person? If I only plan to stay for a year, would it be cheaper to stay at some kind of hotel or hostel? I'm in the very beginning of the planning process and trying to figure out how people usually do this.
