ISO advice on neighborhoods (Saitama): Saitama-Shintoshin vs Urawa vs Minami-Urawa

After over 10 years of renting, my husband and I are starting to look at buying a single-family home (~¥40-60M budget) and would love input from people who know these areas.

Priorities:

• Easy commute to Shinagawa (ideally \~1 hr or less)

• Easy access back to Koshigaya (family/friends there)

• Livable, clean, green neighborhood

• Not super dense shitamachi vibe / not heavy danchi areas

• Prefer quiet residential feel but still close enough to Tokyo for events or nights out

Right now we’re focusing on based on light research:

• Saitama-Shintoshin

• Urawa

• Minami-Urawa

For people who live in or considered these areas:

• What’s daily life actually like?

• Which feels most convenient for Tokyo access vs livability?

• Any major pros/cons between them?

• Are detached homes realistic around this budget?

Would love any honest opinions, especially from homeowners or commuters.
