Loan experiences with different companies in Japan – choosing between 3 options.

So I’ve applied for a few loans and have received 3 offers. Would love to hear any advice/experiences that others have had.

Offer 1 – flat 35 at 2.08% fixed. Not sure about the start up costs yet, but I think we also need to pay for insurance separately (compulsory for part of the loan I think).

Offer 2 – regular bank at 0.925% variable for 35 years. Startup costs about 180,000. Insurance costs 0.1% extra.

Offer 3 – net bank at 0.684% variable for 30 years. Insurance is free if we sign up this month and startup costs about 110,000.

I was leaning towards the flat 35 just cause then I don’t need to worry, but the net bank option is very tempting. I don’t think I would qualify for it but they are offering a good rate (with the insurance perk) for the 30 year loan.

Any experiences, advice, suggestions are appreciated.
