Hi all! I recently just purchased a house through home loan. And only after living on it, I just realized it may not be the best fit for us until retirement and with 2 kids.
I heard that changing house to house is pretty common in Japan but have not done a proper research yet. I have only heard that doing the 住み替え 5+ year will lessen your taxes to half.
(“long-term” rates: ~20.315% combined national + resident tax)
For anybody who knows, are in the real estate agency, or have successfully done this, can anybody please enlighten me on some confusion on this? What I have in mind is a seamless moving. Sell and buy at the same time.

For home loan, around how much will I need to pay upfront by the time I plan to sell the house? All expenses like real estate fee, bank fees, seal fee, taxes, etc? Assuming my current home is ¥26M? Calculating around how much will I need I pay upfront from selling house to all fees from buying a new house.

For this case, will the amount of mortgage I paid for 5 years be added to the new house I will be purchasing or back to zero?

Is it required for me to choose the same real estate agency, 商事会社, and bank when I plan to sell it? What if this agency does not offer the house I plan to move/purchase?

Who should I approach first when I decide I will do this? Real estate agency or the seller?
