My wife and I just moved to Tokyo and found a nice rental place in a very nice area (Kichijoji).
The real estate agent conveyed the initial move in cost to us:
Key money: 1 month rent
Guarantor fee: 1 month rent
agent fee: 1 month rent
deposit: 2 month rent (one is non refundable as we have a dog)
+ there are some fees for insurance and key exchange.
We are particularly surprised by the non-refundable component of the deposit due to our dog, which is basically a pet fee. Is this normal? What’s the best way to negotiate here?
